real estate question??

im buying a short sale, and is closing in 15days. the owner of the property wants me to pay off his debt he owes to a soil and structural engineer. this debt was not stated in the contract. can he back out of the contract?? or can the engineers put a mechanics lien on the property after i obtain it?? thanks!!

If it was not in the original contract it is of no concern to you, the title search before closing will reveal any liens on the property and the title insurance policy will not be issued until the search comes back clean.

Did a title report and nothing came up. Just worried he going to screw us by backing out last minute.
